Registration and work on the platform are free.
Housebook keeps you from losing an international client even when you do not work in their country, and it brings clients from the international network to local agents.
The platform in numbers
The handover goes through the platform and gets a timestamp. Who brought the client is settled at the moment of handover, and is not something to argue about after the deal.
Every step of the deal is written into the platform log. Nobody changes it afterwards, ourselves included.
Both sides see the roles, the shares and the order of settlement in their accounts before the client is handed over, not after.
How the commission is split
finds the client and hands them over
runs the consultations, the viewings and the negotiations and closes the deal
records the handover, keeps the deal log and distributes the reward
The developer's commission is shared by three: the agent, the local partner and Housebook. The agent's share depends on how ready the client is:
Client with confirmed readiness
Client with medium readiness
First contact
All shares are shown as a part of the whole developer commission. The exact terms for your country and your client category are visible in your account before the handover, not after the deal.
Everyone is rewarded for the part of the work they actually do.

Your network
Build your own international structure of agents. Invite them, train them, help them sell and earn a reward from the deals of your network.
Personal commission per the split guide. Always paid, except in countries closed on all levels.
Main income
From every closed request of a partner you invited personally.
Example: 350 $ of a 500 $ pool on a 10 000 $ commission
No withholding, except countries closed entirely
Example at a received commission of 10 000 $ and a 500 $ pool
And so on to level five: 25 $, 15 $, 10 $ per request
Partners invite partners, and each of their closed requests adds you a share. Three first-line partners, one closed request each on a 10 000 $ commission: 3 x 350 $ = 1 050 $.
Arithmetic example. The number of partners and requests is illustrative.
When a closed request has an invitation chain, the platform keeps 15% instead of 20%, and 5% of the base forms the network pool. The pool is split up the chain: 70% to level one, 20% to level two, 5% to level three, 3% to level four, 2% to level five.
Your personal commission and the first level are always paid, except in countries closed on all levels. Levels two to five are paid when the country is open AND the partner is active: Saudi Arabia, Vietnam and Malaysia are closed on all levels, the UAE, Oman and Thailand on levels three to five, and activity is confirmed once every six months by one personal closed request or two by two different first-line partners. A deferred line is released once both conditions are met. A deferred line can wait 24 months: a notice arrives 30 days before that date, and after it the line goes dormant and does NOT expire - the money stays yours and is unlocked once your payout details are confirmed.
If a level is empty, its share does not pass to other participants: it goes to the prize, motivation and events fund for the network's agents and partners.
Amounts are fixed in US dollars at the moment Housebook receives the commission from the developer. Payouts are made in dollars, with a minimum payout of 50 USD.
For residents of some countries, network level payouts are restricted by law. The terms for your country are visible in your account before your first deal, not after.
Receive clients
Clients are handed over by agents, brokers, consultants, entrepreneurs, bloggers and investors from different countries. These are not «platform leads», they are clients another member of the network has already brought in and pre-qualified.
Take the client on in your own market, give a professional consultation, select properties, arrange viewings and negotiations and carry the client to a deal.
Partner selection
Only selected local partners receive Housebook clients. Selection goes through several stages.
Strong local players who can be trusted with an international client and whose quality of service we can be sure of.
Sending an application does not mean automatic admission. Partners go through several stages of selection.
Application
A short application is the first stage. It does not guarantee partner status: after a preliminary assessment there will be an introduction to the team and a company check.
Deal protection
The handover of the client, the roles of the sides and the order of splitting the reward are recorded by the platform at the moment of handover, with a timestamp.
Every step with the client is written down. In any disagreement there is an objective history instead of one word against another.
Housebook is the side that has seen the whole history of the deal and settles a dispute by the log, not by chats in messengers.
Why Housebook
One account for working with clients and partners in different markets.
The request, the budget, the country and the client's readiness are collected before the handover.
We select the partners we trust with international clients.
Everyone understands the roles and the terms of the work in advance.
The handover goes through the platform, the history is kept and both sides are protected.
Questions and answers
From two sources. First, agents of the network hand over their own clients who chose another country. Second, the platform attracts buyers itself through the catalogue, search and content. In both cases the request is qualified before it reaches a partner.
More than a phone number. Before handover we establish the purpose of the purchase, the budget, the market, the timeline and how ready the buyer is. A client who is not ready for substantive work stays in the system being nurtured instead of landing on your team.
By contribution. If an agent brought the client, the agent's share is fixed at handover and depends on how prepared the client is, and the rest goes to the closing side after the platform's share. If the client came to the platform directly there is no source agent, and a different model applies. The exact economics are fixed by agreement.
Yes, and it is the strongest scenario: take in platform buyers on your own market and hand over your own clients when they choose another country.
The source is recorded by the platform at the moment of handover. Your share is written down then and there and is not revised afterwards. The client's path stays visible to you at every step.
Only companies that have passed selection: experience, team, licences, a history of deals, readiness to meet the standards. Admission is decided by two different platform administrators.
When an agent hands over a client, they trust us with their relationship, their reputation and a future deal. We cannot pass that to a random company.
We take into account the country, the language, the specialisation, the budget, the team's workload, the speed of handling and the quality of past work.
No. We do not sell the promise of abstract leads. The flow depends on demand for your market, on the quality of your work and on your team's capacity. Our goal is not more contacts handed over, but more deals closed.
You invite agents with your link and build a network up to five levels deep. From every deal in the network, Housebook sets aside a pool of 5% of the commission received out of its own share and splits it by level: 70, 20, 5, 3 and 2 percent. There is no income for the invitation itself: rewards arise only from closed deals with the commission received. A deferred share waits 24 months: a notice arrives 30 days before that date, and after it the line goes dormant and does NOT expire - the money stays yours and is unlocked once your payout details are confirmed.
When Housebook receives the developer's commission on a deal closed by someone in your network. At that moment the amount is fixed in dollars and appears in your account, and the payout follows the platform's payout rules.
